Emlak Konut GYO

Emlak Konut Gayrimenkul Yatirim Ortakligi A.S. is a real estate investment trust (REIT) affiliated with TOKI, Turkey's Housing Development Administration (Toplu Konut Idaresi). The company develops residential and commercial projects mainly in Istanbul, and its shares trade on Borsa Istanbul under the ticker EKGYO. EKGYO stock is one of the closely watched constituents of Borsa Istanbul's REIT index.

The company's business model rests largely on income-sharing contracts that it signs as landowner with contractors: Emlak Konut puts the land out to tender, the contractor builds the project, and sales proceeds are shared at the ratios set in the contract. It also has turnkey projects built on its own account, and the portfolio covers housing, offices, commercial units and social facilities.

For REITs, the pace of housing sales, mortgage rates, the timing of land tenders and the share of proceeds obtained from them, construction costs and changes in appraisal reports are monitored.
